Boryspil Airport Commerce ParkKyiv, Ukraine When a group of local private investors saw the 400 hectare site adjacent to Boryspil International Airport, the principal passenger hub in the Ukraine, they knew that this had development potential. What they did not know is how to implement this and what would be the best mix of uses for the site. They required development advice and market analysis in respect of the site for the creation of a successful destination mixed use scheme. Work involved identifying potential scenarios for the development of the site, criteria for the selection of options and the detailed development of it to initial masterplanning stage. In conjunction with the local office of Colliers International extensive market research that complemented the local property market research and viability testing was undertaken on the desired components of the chosen scenario. Other factors taken into consideration included the potential expansion of the underground network across the site to the airport. A detailed report was produced outlining the options and an experience masterplan was prepared, incorporating a range of uses including hotel, casino, retail, car supermarket, industrial & logistics plus open space. From this a detailed masterplan brief was produced and used to instruct three international masterplanners to deliver the vision in a visual format on a competitive basis.
