Tver Garment FactoryTver, Russia When the Directors of the Tver Garment Factory were looking to modernize their production, Development Solutions was asked to advise on the potential for alternative uses on this 4 hectare (10 acre) island site, close to the centre of the city of Tver. The brief was to consider and model the options for a mixed-use development, retaining the main existing building if possible, whilst incorporating ongoing garment production facilities within the complex. The consultant team from Development Solutions analysed the structure, layout and occupation of the existing buildings and site to ascertain a baseline position for the development. We undertook a detailed survey of retail malls in the Tver City Region including analysis of both occupier and customer responses gathered through on-site sampling. This also aided the team in fully understanding the competition. Occupier demand was sought and analysed. Using the results of the surveys combined with wider economic research and analysis, the team derived a model of use mixes that incorporated Restaurant and cafes, Hotel, Cinema, Creche / children’s leisure, Health & fitness, Computer goods / electronics, Electrical / “white goods”, Furniture, Mainstream sports goods, Supermarket, Call centre, Medical, ATM, Toilets, Banks, Car parts, Comparison / household goods, Cosmetic / Beauty products, Discount goods, Fashion - Boutique, Flooring, Health & beauty services, Leisure sporting goods, Paint & hardware, Pets and supplies, Pharmacy, Stock / Outlet – Fashion, Toys / Children’s Wear, Specialist shops in addition to the manufacturing to be retained. We advised on how these uses could then be configured on the site in a way that would create a unique destination.
