International Sports VillageCardiff, UK Advised Cardiff County Council on the International Sports Village development on a peninsular in Cardiff Bay, and which comprises a 70 acre site on the western Bay edge. Formerly home to a range of dock related uses and the rubbish tip, the land had to be remediated as a precursor to wholesale redevelopment to comprise a range of uses including those listed alongside. Working in collaboration with the Council and the masterplanning team, undertook a detailed and iterative process of viability testing against potential uses, in parallel with various masterplan iterations. Once the masterplan was established, conducted a detailed OJEU compliant developer procurement process to identify developers for the various elements of the scheme. Advised on separate development agreements for the residential, commercial and leisure elements and also for an the aquatic centre which is completed and operational, along with a food store, non food big box retail and housing. The key to the success was in constantly maintaining a watch on viability alongside the processes, and dealing with complex heritage and land contamination issues in a manner that delivered the key Council elements.
